Florida sellers must disclose known defects that materially affect the property's value and aren't readily observable to a buyer. That duty applies even in an "as is" sale — roof leaks, prior flooding, structural problems, sinkhole activity. It does not require disclosing conditions the seller genuinely doesn't know about.
Either a title company or an attorney, and Florida permits both. An attorney-handled closing means someone is reviewing the contract and title for your interests specifically, not just processing the transaction. Who pays and who selects is negotiable in the contract and varies by county custom.
Under the standard "as is" residential contract, yes — a buyer may cancel during the inspection period at their sole discretion and receive the deposit back. Miss that deadline and the right disappears. Commercial contracts vary widely, so inspection and termination terms need reading individually.
